Pre-construction Services
Early involvement is the foundation to a smooth project delivery. We take the time to get to know our clients and understand that not all client’s needs are the same. We don’t come to the table with cookie cutter solutions. Our in-house pre-construction staff provides comprehensive constructability reviews, detailed budgeting and value analysis throughout the design and pre-construction phases to deliver the best possible value for our Owners…some call that “added value”. We call it a “no brainer”.
Construction Management
The Construction Manager is responsible for both the design and construction phases of the building process and assists the Owner in arranging for and coordinating efforts with the Architects, Engineers and Consultants used in the project.
With the CM at Risk delivery method, the Owner has separate contracts with the Architect and CM, resulting in a built-in checks and balances system. Provided the Owner maintains a strong presence throughout this process, the Owner-Architect-Construction team works together collaboratively toward a common project goal.
During the construction process, we take it upon ourselves to educate and empower our Owners. It is our job to ensure your project is completed on time, within budget, safely and with the highest level of quality. Although these items have become somewhat of a cliché, through the latest technology available and good old face-to-face meetings, we keep our clients, partners and subcontractors informed every step of the way. In this traditional delivery, a fixed construction amount is set to cover the entire cost of the project based upon the Architect’s construction documents. Development of the specifications and drawings are overseen by the Architect only without any construction input during design.
The design/build approach simply means consolidating the architectural design and construction services, making both phases the responsibility of one single provider. We select a qualified team of Architects, Engineers and key Subcontractors which best fit our clients’ goals and objectives for budget, schedule and quality. In many cases, the design/build process provides the simplest and most economical method of project completion and has the added benefit of single source accountability.
Building Information Modeling (BIM) creates an integrated visual, 3D model of the building and site, allowing for enhanced building definition, design intent, scope clarification and special coordination. Oftentimes physical and functional essence of any construction project needs to be represented digitally, in a 3D model format.
